Site Assessment
Phase I Site Assessments identify recognized environmental conditions, such as a release of hazardous waste,
which may impact continued use or planned development of a site. Phase I's are requested by lending institutions as part of a loan application, by developers prior to selection of a property,
or by others involved in real estate acquisitions or transactions.
The scope of a Phase I usually includes:
- Site and Site vicinity reconnaissance
- Regulatory agency records review (leaking tank and Superfund sites, etc.)
- Historical land use records review (aerial photos, historical maps, etc.)
- Interviews about site history and operations
- Data analysis and report preparation
 Phase II Site Assessments
are conducted to delineate the type, concentration, and extent of chemicals in soil, soil vapor, and groundwater. This allows the potential risk at a given site to be assessed and a regulatory
agency to decide whether remediation is needed. A Phase II can also provide valuable information for the development of a risk assessment model, risk-based corrective action, and the design
of a remediation system, if needed.
EBS performs Phase II Site Assessments tailored to meet each client's specific needs. The scope of a Phase II may include drilling and sampling of soil borings, sampling of soil vapor, and installation and sampling of groundwater monitoring wells.
EBS also provides Property Condition Assessments (PCA) by a certified building inspector for an integrated, single-source approach to real estate transactions.
